Avenue House named finalist in the 2026 HIA NSW Housing Awards

Celebrating modern Australian house design in Willoughby

We’re proud to share that Avenue House by Hall & Hart has been named a finalist in the 2026 HIA NSW Housing Awards.

Located in Willoughby on Sydney’s Lower North Shore, Avenue House is a five-bedroom custom home designed and built for multi-generational family living. The project brings together mid-century influences, natural materials and contemporary design, creating a home with a strong sense of connection, warmth and longevity.

Maximising space, light and privacy on a narrow block

Working within a narrow 12m x 45m site, the design was shaped around making the most of what the block had to offer, with a focus on:

• Drawing natural light deep into the home through a considered double-volume hallway
• Maximising northern light and creating a strong connection between the living areas, pool and garden
• Providing flexible spaces that support family life, entertaining, working from home and retreat
• Using natural brick, timber and stone to create warmth and a sense of character
• Balancing openness and privacy across a compact urban site
• Exploring new construction approaches, including the first use of the posi slab system by a builder in NSW

Avenue House is a great example of how a challenging site can become an opportunity for thoughtful design. Rather than working against the narrow footprint, the planning, light and material choices were carefully considered to create a home that feels generous, connected and highly functional.
